The Formula
Area to Deck = Total Roof Area × (Replacement% / 100) For 1,700 sq ft with 10% replacement: 1,700 × 0.10 = 170 sq ft
Sheets Needed = (Area to Deck × (1 + Waste%)) / 32 For 170 sq ft with 10% waste: (170 × 1.10) / 32 = 5.84 -> 6 sheets
Material Cost = Sheets × Cost per Sheet 6 sheets × $22 (7/16" OSB) = $132
Labor Cost = Sheets × Labor per Sheet 6 sheets × $55 = $330
Total Installed = Material Cost + Labor Cost $132 + $330 = $462
Example Calculation
Linda is having her 1,700 sq ft roof replaced in Atlanta. The roofing crew estimates 10% of the OSB sheathing has water damage and needs replacement.
Step 1: Calculate area to replace Roof area: 1,700 sq ft Replacement percentage: 10% Area to deck: 1,700 × 0.10 = 170 sq ft
Step 2: Calculate sheets needed Area with 10% waste: 170 × 1.10 = 187 sq ft Sheets: 187 / 32 = 5.84 -> 6 sheets of 7/16" OSB
Step 3: Estimate cost
• OSB material: 6 sheets × $22 = $132
• H-clips: 6 × $0.50 = $3
• Materials total: ~$135
• Labor: 6 sheets × $55/sheet = $330
• Total decking replacement: ~$465
