The Formula
The EPDM roof calculation uses these formulas:

Membrane Needed = Roof Area × (1 + Waste%) For 1,500 sq ft with 10% waste: 1,500 × 1.10 = 1,650 sq ft of EPDM

Bonding Adhesive (fully adhered) = Roof Area / 60 sq ft per gallon For 1,500 sq ft: 1,500 / 60 = 25 gallons of bonding adhesive

Seam Tape = Total Seam Length / 100 ft per roll For a 50 × 30 ft roof with 2 seams of 50 ft each: 100 ft / 100 = 1 roll of 6" seam tape

Termination Bar = Perimeter Length / 10 ft per piece For 160 ft perimeter: 160 / 10 = 16 pieces of termination bar

Insulation Boards = Roof Area / 32 sq ft per 4×8 board For 1,500 sq ft: 1,500 / 32 = 46.9 -> 47 boards

Material Cost = Membrane + Adhesive + Seam Tape + Termination Bar + Insulation Labor Cost = Roof Area × $2.50-4.50/sq ft (varies by region and method)

Example: Residential Flat Roof in Illinois

Karen is replacing the flat roof on her 1960s ranch addition in Chicago. The roof is 50 ft × 30 ft (1,500 sq ft) with a 160 ft perimeter and 2 drains. She chooses 60-mil EPDM, fully adhered, with R-20 polyiso insulation.

How much EPDM membrane do I need?
Start with your total roof area in square feet, then add 10-15% for waste, overlaps, and parapet flashings. EPDM comes in rolls up to 50 feet wide, so small roofs may be covered with a single sheet (no seams). For larger roofs, plan for 6-inch seam overlaps between sheets.
