How to Use This Calculator
Damage Estimate tab: Enter your total roof area, the age of the current roof, and describe any leak history and visible damage signs. The calculator uses industry rules of thumb to estimate the percentage of your deck likely to need replacement. This is a planning tool — no one can know the exact damage until the old shingles are removed. However, a 22-year-old roof with a history of minor leaks and visible sagging will statistically need 10-20% deck replacement. The deck material matters too: OSB decks deteriorate faster than plywood when exposed to moisture, so if you have OSB (check from the attic — it looks like compressed wood chips versus plywood's layered grain), plan on the higher end of the range.
